Fairway Oaks Villas Association, LLC is a 46-unit condo association located in The Plantation on Sea Marsh Road, Amelia Island, Florida. Our association has 46 member units, all represented by five (5) Board Members, that own a unit here at Fairway Oaks Villas. Each board member serves a 2-year elected term, on behalf of the association's members.

UPCOMING EVENTS/ONGOING WORK
POWER WASHING ENTIRE FAIRWAY OAKS COMMUNITY
Please be advised that negotiated and partnered with a contractor to begin work on Monday, November 10, 2025 for the community-wide exterior cleaning and sidewalk sealing project approved by the Board of Directors. We will be starting with 3301 and working methodically throughout the community. This work is expected to take approximately 2–3 weeks, weather permitting.
SCOPE OF WORK INCLUDES:
Pressure washing all 46 villa exteriors: Includes cleaning of walls, trim, metal drip edge, doors, windows, and fencing using a low-pressure, plant-safe chemical wash.
Cleaning of concrete pads * fences inside service areas for all units.
Note: Please note that owner-installed pavers will not be included in the Association’s cleaning scope. We encourage all owners to inspect and clean their pavers to help enhance the overall appearance and support this community-wide improvement effort.
Pressure washing of all sidewalks throughout the community – approximately 12,388 square feet – to remove dirt, mildew, and debris.
Application of clear sealer to sidewalks: Surface Logix Semi-Gloss "wet look" finish will be applied to enhance the appearance and protect walkways. The product offers a 5–7 year lifespan.
Hand removal of roof vegetation and lichens: Select units identified through inspection will receive manual hand-picking and chemical treatment of rooftop vegetation and lichens to prevent damage and maintain roofing integrity. This soft-wash process will involve targeted treatment and careful removal to preserve roofing materials.
*TEMPORARY ACCESS LIMITATIONS:
During the sidewalk sealing phase, residents may be asked not to walk on specific sections of sidewalk for a few hours while the sealer dries. These areas will be marked with clear signage and/or temporary barriers for your safety.
We appreciate your cooperation and attention to this notice as we complete this important maintenance initiative to protect and improve our community's appearance and infrastructure.
